NEW BUSINESS (CONT.) <br />r. continued.... <br />auto dealer parked the vehicles that were <br />in the inventory and has been used in the <br />past for parking by the private sector and <br />by people who have been in the building. <br />The building itself does not lend itself to <br />much of an efficient adaptive re -use for <br />commercial office space. The staff <br />believes that if this was renovated, it <br />would be an inefficient high cost and <br />really not be, in the long term, viable from <br />an office standpoint given the quality of <br />the office opportunity in the downtown. <br />The City at one time had looked at that in <br />terms of using it as a public office building <br />but backed off in terms of those costs and <br />inefficiencies. The second building on the <br />site and one that you're looking at today <br />also, is the Hardee's site —a 7,000 sf, fast <br />food restaurant with a drive - through. The <br />fast food restaurant has diminishing hours <br />of operation. I don't know if any of you <br />noticed over the last few years that the <br />number of hours and days, in fact, that it's <br />open, have been diminishing. The fast <br />food restaurant with the drive - through <br />does lease from First Source the parking <br />lot that has about twenty -five spaces in it <br />right now, and I believe there are two <br />more years left on that and that is a parcel <br />that you will be considering at the next <br />meeting. The third building on the site is <br />what is known as Barb's Restaurant, a <br />very small footprint of about 1,500 sf, four <br />stories, presently vacant and substandard. <br />The staff believes that even with adaptive <br />F:\ HOME\ CPHIPPS \WPDATA \COMMSN\121997.MIN -29- <br />
