NEW BUSINESS (CONT.) <br />c. continued.... <br />the city, up to that point, continued to have <br />been with the Building Department, Fire <br />Department and the Engineering <br />Department to see that the project is <br />consistent with codes and is viable in <br />terms of remodeling and rehabbing the <br />building. <br />One of things that Mr. Moerlein's <br />remonstrance is based on, is to let their <br />building exist and if the quarter block is to <br />be acquired, then work with us. I had a <br />follow -up meeting with Jon Hunt <br />regarding a graphic study and I have some <br />copies of that study that I would like to <br />share with you. I know that I sent copies <br />to Redevelopment, but I am not sure if any <br />of the Commission members here today <br />are familiar with the studies that I prepared <br />looking at future office building that <br />leaves Mr. Moerlein's and Ms. Minker's <br />building "as is." Of the square footage, <br />floor plate area and of the height with the <br />exposure on Jefferson and Main Streets, <br />we would like to explore potential middle <br />ground and work with Redevelopment. <br />We understand the nature of this block as <br />being a prime block for office <br />development. It has been expressed to my <br />client that there is need to demolish this <br />building and market it as a clean <br />development site. Our building can stand <br />alone without requiring any future <br />development for emergency egress, <br />utilities or other contingencies.
