The downtown <br />area today, it might inhibit a developer <br />from developing within this quarter block <br />if the building at 214 W. Jefferson <br />Boulevard was right next door. <br />GREG KIL: I'd like to expand on our <br />remonstrance. I think that one of the other <br />issues I would like to bring forth, points to <br />some of the previous plans that have been <br />developed in the 1985 Plan and the 2010 <br />Plan setting re -use of existing structures as <br />being a positive to the downtown area. I <br />think this can be a win -win situation on <br />behalf of my client, where we can retain a <br />building that is structurally sound and in <br />my opinion as an architect, does not <br />impede the development of that quarter <br />parcel of what would be remaining unless <br />my clients' property still holds incredible <br />value. It, again, has only a small corner <br />(22' x 66') floor plate. The fact that South <br />Bend, over its years, has taken down a lot <br />of buildings with more historical integrity <br />than this building, we see it all around the <br />downtown area, we would like <br />consideration that this building be retained <br />and worked around. In the end, I think <br />what downtown would have is even a <br />better and more viable urban fabric.
