South Bend Redevelopment Commission
Regular Meeting - November 21, 1997
6. NEW BUSINESS (CONT.)
c. continued....
looking at our plan that would
accommodate our building where it is,
allowing for a floor - plate -size for overall
gross square footage that Jon Hunt had
indicated that developers are looking for in
the downtown area. What is left on
Jefferson Boulevard is approximately a
hundred and thirty square feet of frontage
and on Main Street, I think is
approximately one hundred and forty-five
feet of frontage, which is what I think the
potential office owner is looking for.
Carol Minker is here if she has anything
she would like to add.
Mrs. Kolata explained that the purpose for
acquiring the building at 214 W. Jefferson
Boulevard is to assemble a development
site for new office construction. The
Leighton Plaza project is the last large site
owned by Redevelopment in the
downtown area for new development. The
intent is to acquire the quarter block and
have it cleared then put the block up for
public bid. There have been general
inquiries into what office sites are
available. The intent is to put it up for
public bid and establish what the
minimum requirements are in terms of
building size, etc. Keeping this building
and not including it in the development
site would impair the full development of
that quarter block. The general sense of
new office building construction is
generally to have at least a 20,000 sf
footprint.
