Front Porch <br />General Description <br />We will remove the existing front porch and construct a new safer and more, <br />visually appealing front porch, leaving the existing roof and posts. <br />Removals <br />Remove existing porch railing, porch ceiling, floor framing, porch floor, and <br />steps. Preserve 4 posts which will remain as -is with scraping and painting <br />by others. <br />Framing <br />Frame new porch floor with new treated joists and beams. Floor framing 2" <br />x 8" joists every 16" on center, parallel to the house to allow for wood porch <br />flooring to run perpendicular to the house at a slight pitch away from the <br />front door. Treated stringers for two stairs. <br />Roof <br />The existing roof will be preserved and left in place. <br />r <br />Ceilings <br />We will install new tongue and groove porch ceiling, painted or stained by <br />others. <br />Possible change order to preserve ceiling with credit to owner. <br />Electrical <br />Described in first section of the Exterior Proposal. <br />Porch Floor <br />Install 1" x 4" Tongue -and -Groove Fir porch flooring perpendicular to the <br />house. <br />
