APPLICATION ITEMS:
Proposed materials for the Madison remodel as follows:
1) SIDING:
We will remove the existing cedar shake siding that is in disrepair, with pieces missing.
We will then encapsulate the existing wood siding underneath that may have lead paint issues
as well as degraded conditions, with Tyveck wind wrap. We then propose to install
LP Smart siding with a Quad 4" pattern to mimic the existing siding.
This will insure a better finish and low maintenance. Corners will also have
Corners will also have 1x4 smart trim
Siding will have primer and two coats of exterior latex paint.
WINDOWS:
The existing windows will be removed due to degraded conditions, and standard sizes as close to the original to be used.
We propose to use Andersen® 200 Series double -hung windows have low -maintenance
Perma-Shield4 exteriors, clear pine interiors or a white interior finish.
We Propose to change the large picture window on the first floor south side front room to a two
window double hung using the same size to mimic the Dormer above in the scond floor bedroom.
DEMOLITION ! ADDITION:
We propose to break in the walls and fill in the existing cistern to the West side of the existing rear door.
We then will remove the rear porch area of the existing house approximately 4'-0" x 21'4"
We then propose to construct an approximate 14'-0" x 26'2- story addition on the North side of the existing house.
GARAGE:
We propose to upgrade the existing garage into living quarters. We will remove the existing shake siding and
install the 3" reveal smart siding. We will remove and replace the existing widows with new windows using
the existing sizes and locations. We will remove the existing garage door and side over the existing opening.
We will also extend the roof over a new 6' porch on the west side. this porch will be supported by
four (4) 8" Turncraft 96 -In x 8 -ft Unfinished Fiberglass Square Columns. This will become the new entry with
to added windows and a Therma-Tru Benchmark Door 6 -Panel Insulating Core Left -Hand Inswing Fiberglass
Prehung Entry Door (Common: 36 -in x 80 -in; Actual: 37.5 -in x 81.5-1n)
The porch floor will be an extension of the garages concrete floor.
FENCING:
We propose to install a Sierra Pacific 8' Dog -Eared Cedar Fence Picket, to be constructed with treated 2x4,
44 posts and two swinging gates of the same construction.
ALLEY ENTRY
we prop[opse to enlarge the alley entry porch and roof, and add railing to make the porch
access 8" wider. This is to insure a safer entrance.
SECOND STORY ENTRANCE
We are proposing to add a second story stairway, deck and doorway to the rear of the addition.
This will give us two exits from the second floor.
CONCRETE SIDEWALK
We are proposing to install a 4'-0" wide sidewalk from the gate entrance to the multiple
Access points of the house and garage.
STAFF DESCRIPTION OF PROPOSED PROJECT:
1. Siding: COA 2017-0706 approved removal of the existing cedar shake siding in an attempt to evaluate the condition of
the siding underneath; if determined by staff to be deteriorated beyond repair, the proposed LP Smart siding is approved
for use. Staff has determined that clapboard on house and garage that is brittle would be further exacerbated by the removal
of nails. Each cedar shake has no less than 4 nails. Staff approval is granted for LP Smart siding but in a 3" reveal to more
closely resemble the clapboard, not 4".
2. Windows: COA 2017-0706 approved replacement of existing windows with the "Andersen 400 Series aluminum -clad
windows", that match the size of the current openings, except for the oval window. Anderson 400 (or 200) does not have
an aluminum clad option therefore applicant has submitted a specification sheet for Crestline Elite aluminum -clad windows
(although application item specifies Anderson 200 from last COA). New Crestline Elite aluminum -clad windows are to
match the size of existing windows, except for the oval that will be restored.
The 77" x 70" fixed wood window in the front is in need of glass replacement but otherwise is not deteriorated beyond
repair, is an original, character defining feature and is a good candidate for restoration.
3. Demo/Addition: COA 2017-0706 approved demolition of the rear cistern and porch and installation of new 2 -story
addition; siding to be sympathetic to siding on house, to be approved by staff. New site plan depicts west wall of main
house as demolished with a new wall 2' out to enlarge footprint of main house. There is no written application item for
this change.
