In April, 1982 the Commission approved a new fiberglass shingled roof. The window <br />shutters noted on the 1985 survey card have been removed. <br />APLICATION ITEMS: New siding and windows for lead abatement. <br />DESCRIPTION OF PROPOSED PROJECT: The homeowner wished to replace <br />some of the windows in the home with vinyl replacement windows. The exterior of the <br />home will be resurfaced with Pelican Bay One Ultra -Premium Shake and Scallop Siding <br />with vinyl Hand Split shakes to match the original. The vinyl shakes will be installed <br />over the original wood shakes. The home owner has also submitted the results from the <br />lead testing of the exterior of the house. <br />STANDARDS AND GUIDELINES: Reading was waived by President Klusczinski. <br />STAFF RECOMMENDATION: The removal of the windows and the re -siding over the <br />original siding with vinyl is not in keeping with the Standards adopted by Edgewater Place. <br />The windows are not deteriorated beyond repair and the siding appears to be in good shape <br />but with a failing paint job. The house should be stripped to the bare wood and re -painted. <br />Staff also recognizes that this remedy is not within the economic means of the home owner. <br />However encapsulating the house in vinyl siding may be to the detriment of the house by <br />running the risk of moisture build up and may eventually rot the structure. Staff does not <br />recommend approval. <br />There was a discussion between the Commissioners and homeowner, Laura Mallozzi <br />concerning the pros and cons of siding the house versus painting and why the painting of the <br />house was not considered as an option. The COA was tabled until the December 15, 2008 <br />meeting so the homeowner could explore that option.
