APPLICATION ITEMS: Installation (3) new operable egress roof windows. (2) on rear slope of main roof and <br />(1) on chimney side main roof as depicted in attached drawings. Exhibit A6 & A7 <br />RIVERSIDE DRIVE STANDARDS AND GUIDELINES: <br />B. ROOFS ANDROOFING <br />Roof shapes in the district encompass all the various designs found in residential structures: hipped, gable, <br />gambrel, flat, and combinations of these. Roofs are covered with a variety of materials such as asphalt, asbestos, <br />wood and slate shingles as well as clay tiles. Residences in most cases have wood fascias with gutters and <br />downspouts. The fascias of some vinyl or aluminum sided houses are covered with the same material. <br />Required <br />The existing shape and materials of the roof shall be retained. All architectural features which give the <br />roof its essential character shall be retained, including dormer windows, cupolas, cornices, brackets, <br />chimneys, cresting and weather vanes. <br />Recommended <br />Whenever possible, the original shape and materials of the roof shall be restored. Particular effort <br />should be made to retain materials such as slate, tile, and other unique materials not commonly <br />found in new construction. Roof covering which is deteriorated beyond repair should be replaced <br />with new material that matches as closely as possible the original in composition, size, shape, color <br />and texture. Gutters and downspouts are often a necessary adjunct in order to prevent deterioration <br />of the structure; they should be maintained whenever possible or replaced with a style comparable <br />and suitable to the architectural period. <br />Prohibited <br />Nothing shall be done to change the essential character of the roof as viewed from the thoroughfare <br />by adding architectural features or large unsightly fixtures, or by using materials inappropriate to the <br />style of the house. The roof shall not be stripped of architectural features important to its character. <br />Not Recommended <br />Overhanging eaves, soffits, brackets and gables should not be covered or enclosed when adding metal <br />or vinyl siding to a building. <br />RECOMMENDATION: This is being proposed as an economical alternative to COA#2008-0410A. Staff <br />recommends approval of the two egress roof windows on the rear slope. Staff does not recommend that the one <br />proposed behind the chimney be installed as it appears to be seen from the street. <br />Klusczinski: Thank you is the petitioner here? <br />Crumlish: No, but their architect is. <br />Klusczinski, Let the record show that the architect representing the home owner is <br />presenting for him. <br />Crumlish: I'm Brendan Crumlish, Studio B Architects. My client is awaiting bids on the <br />previous C ofA from last month and he's concerned that it might be very expensive and <br />he presented this request as a contingency C ofA. He hasn't received a bid yet, but he <br />will be receiving it soon, and the impetus is this is either or. He's not going to do both. <br />Should the cost of the gable construction be beyond his budget, he'll fall back to this <br />alternative. He requested that we put one on the side trying to conceal it a little bit <br />behind the chimney because he's hoping to get something of a view from the attic out <br />towards the street. <br />Sassano: And will there be a bedroom up here? <br />Crumlish: There will be. One. <br />Sassano: So, in terms of egress, that window isn't really needed. <br />Crumlish: No. It was just a... <br />Riley. Can they be opened? <br />Sassano: They have to be. <br />Crumlish: Yes, I've got the literature here that I did not have when I submitted this. <br />10 <br />
