Landmark or District Designation: Edgewater LHD <br />Rating: Contributing <br />STATEMENT OF SIGNIFICANCE/HISTORIC CONTEXT: This American Four Square was constructed <br />4im <br />1920 for Frank and Glenna Jefferies. They sold the house in 1922 to Abraham I. Simon, owner and operator of <br />on & Simon Co., grocery stores through out the South Bend area. <br />APPLICATION ITEMS: Erect a single stall detached garage per attached, sided with vinyl or T111 siding to <br />compliment house. Exhibit A <br />EDGEWATER PLACE STANDARDS: III. NEW CONSTRUCTION A. Height and Proportion: <br />Recommended: Contemporary designs should be compatible in character and mood to the building or <br />neighborhood. <br />RECOMMENDATION: Staff recommends approval. The 16x24x8 single stall garage resembles the garages <br />in the neighborhood and will be in approximately the same location as the original. Exhibit B <br />Klusczinski: The microphone is right there again if you could please state your name and address <br />for the record? <br />Nowak. Neal Nowak, 521 River Avenue. <br />Klusczinski: Thank you very much; you're entitled to make a brief presentation about your <br />project. <br />Nowak: I pretty much put it all in the application. I'm here though to answer any questions. <br />Klusczinski: Very good, in that case, any Commissioners with questions? <br />Patrick: I have a question. That T-111 siding, is that the composite that looks more like wood? <br />Zeiger: No, it's a 4x8 sheet that has grooves cut in it. <br />Patrick: Ah. <br />Klusczinski: Any other questions? <br />Nowak: You know more than me. <br />Patrick: I have a question about the appropriateness of the vinyl siding. <br />Klusczinski: A question for staff I assume. <br />Hostetler: It's new construction and we've allowed vinyl siding on new construction in districts <br />before. It's in like a kit basically. One of those pre -fab deals, with your choice of these two <br />exterior applications. <br />Riley: Will the siding match the siding on the house? <br />Nowak. Not exactly because the siding on the house... <br />Riley: As close as possible? <br />Hostetler. The siding on the house is asbestos shingles. <br />Nowak. It's hard to match. I'm looking to, ideally, hopefully next summer re -side the house as <br />well to match the garage. We'll come across that bridge next summer. <br />Klusczinski: You're sure it's asbestos shingles and not insul-brick? <br />Hostetler: It says asbestos on the survey card. <br />Nowak. I tore off a porch and tried to get matches because there were spots that I couldn't really <br />fix completely. I took it everywhere and everyone told me that it is asbestos, so I can't really fix <br />the siding without residing the whole house. <br />Klusczinski: Ok, fair enough. Any other questions? If not we move to Commission discussion. <br />Any thoughts or comments on the project? <br />Zeiger: I'd think that the vinyl would replicate the clapboards better than the T-111, if you're <br />asking for one or the other. <br />Patrick. If no one else has a problem with the vinyl, then I don't either considering what's going <br />on. <br />Klusczinski: Excellent, any other discussion? Hearing none, we move to public hearing. Any <br />member of the public wishing to speak in support of the current petition? Hearing none. Any <br />
