Zeiger: Ok, I just wanted to know where that came from And this is what you're proposing to do
on this piece?
Juszczyk: Yes.
Zeiger: In our packet, it shows this picture and it shows that.
Sporleder: What is that?
Zeiger: That's architectural, that's what he's proposing to put on this little roof/dormer area.
That's all the questions that I have, thank you.
Choitz: What kind of material is that?
Zeiger: Fiberglass asphalt.
Juszczyk: It's actually the best asphalt shingle on the market.
Zeiger: It's a dimensional shingle, it also shows up in this picture.
Juszczyk: In comparison, that goes for about $45.00 per square feet as opposed to $400.
Sporleder: What is this?
Riley: Could you explain this brown area here? Is there slate missingfrom there? Here and
here?
Juszczyk: That's some type of rubber material that was existing when I bought it.
Riley: So, it's missing? There should be slate there?
Juszczyk: That's the way that it was when we bought the building.
Riley: And is this slate?
Juszczyk: In the bell tower? Yes, it is.
Sporleder: A roof that steep shouldn't be leaking.
Zeiger: That's why I think that it's the flashing and the gutters.
Choitz: How long has it been leaking like this?
Juszczyk: It's been leaking ever since we bought the building.
Choitz: Are you working on it, or just letting it get worse all the time?
Juszczyk: That's what I explained ma'am, that we had a slate contractor that was repairing the
roof until he said that he couldn't anymore. As it's getting worse in these certain areas, we're
trying to do our best in these certain areas, at least for this year and hopefully something will
come through for us and we'll be able to tackle the whole project next summer.
Klusczinski: Ok, as long as there aren't any other questions for the petitioner, I'll open the
discussion for the Commissioners. Anyone want to... ?
Zeiger: Wayne had something, so I'll wait.
Doolittle: One of the major difficulties when dealing with slate, is finding a contractor that's
competent enough to do it. Lots of contractors say that they can, but they don't know how to do
it. A good slate roof should last between 200-300 years, the failing problems is the wood
decking, if that fails, and supposedly, you don't need any felt there at all, it's put there basically
to keep the water out until you get the slate on. So being able to remove it, using the right tools,
to remove the existing nails and putting them back up, it's just how it's been treated. If people
walk on it, that's a real problem. They need to use a ladder. So, it's finding the right people that
know how to do it.
Sporleder: The Commission was responsible for the slate re -reroofing of the fire station on Niles
Avenue, and it was a local person that re -did the slate. Our files should show...
Doolittle: It was probably Midland Engineering.
Sporleder: No, it was...
Klusczinski: Was it Slatile?
Sporleder: No, the contractor had a nice German name.
Zeiger: Hubert Gochel. (sp?) H. G. Roofing.
Sporleder: That's who it was. The Commission was quite satisfied and they were too and that's
where _a neighborhood center was _so it was within their means with a Jzrant to do it. Donald and
I were responsible for the Niles City Hall at one time, and those slates, they had serious
problems, and we secured a firm out of Detroit who gave us a very good estimate for repairing,
as you say, a lot of the nails had failed, the slate eats the nails basically and they fall out. They
did remove quite a few, they didn't need to replace anything. It was the City Hall and it was
huge.
T
