speak in opposition to the current petition may do so. Also hearing none, I close public hearing.
Any additional discussion? Chair will entertain a motion.
Riley: I move that we approve C of A 2007-0906.
Patrick: I second.
Klusczinski: Motion is made and seconded. Any additional discussion? Hearing none, all those
in favor? (Ayes) Opposed? (Silence) Motion carries unanimously. Thank you.
Brady: Thank you.
Moved: Riley Second: Patrick
Approved Unanimously
Application Number: COA #2007-0904
Property Location: 101 S. Lafayette/302 W. Washington
Property Owner: Ambassadors For Christ
Landmark or District Designation: Local Landmark/ Downtown NR District
Rating: Significant
STATEMENT OF SIGNIFICANCEMISTORIC CONTEXT: The Richardsonian Romanesque
Church was constructed by_Christopher Fassnacht in 1888 for the First Presbyterian Congregation. Mr.
Fassnacht also constructed the Studebaker's Tippecanoe mansion. The First Presbyterian Church was
organized in 1834 under the direction of Horatio Chapin. The building was sold in 1952 to the People's
Church of South Bend. The Ambassadors for Christ have been the owners since 2001.
APPLICATION ITEMS: Roofs are an integral part of any building and at 302 W. Washington our roof
is severe need of major repairs. At this time, however, we are considering only a couple of smaller areas
where the need is greatest for repair. Repairs of the "same kind" are out of our financial reach. Therefore,
what we propose is a repair that we can accomplish. This would consist of the following materials as
needed: Complete removal of old material (slate), new wood only as needed (3/4" be plywood), 31/4"
galvanized nails, new 15 weight base paper, 11/2" button nails, solid roll galvanized flashings 12" wide
(to be totally covered), cold cement paste to be used around areas such as chimneys and vent stacks in
combination with the fiber reinforcement (for long term strength, fiber reinforcement, architectural
shingles (estate gray) and 11/2" electro -galvanized shingle nails. Area to be repaired is above the pastor's
office which is located on the parking lot side of building directly in front of side drive. A semi -circular
area above the window with air conditioner in it.
GROUP B LANDMARK STANDARDS: C. RENOVATIONS AND ADDITIONS 2. Material—
Additions and improvements involving any new material in the landmark should be of the same material
as the original. It should be the same size and texture. An Alternative material may be allowed if it
duplicates the original.
RECOMMENDATION: Staff does not recommend approval of this project with substitute material.
The work will be performed by volunteers with no experience in dealing with a slate roof. There is a
possibility that the slates could be removed carefully, the decking repaired with new materials-
underlayment felt or paper- and the slates reinstalled. It is estimated by the Preservation Specialist on
staff that if the slates are removed carefully they may be able to reuse most of them and only have to buy
a minimum of new Vermont slate or artificial slate for fill in. Artificial slate is $300 or less per square
foot and slate is $425-$475 delivered.
Klusczinski: Would you care to make a presentation sir?
Jaszcyk: Yes, sir.
Klusczinski: Come up to the microphones please. Please state your name and address for the
record.
Juszcyk: My name is ErrikJuszcyk and Ilive at 7859 S. Ashland in Chicago, IL.
Sporleder: Can you spell your last name for us?
Juszczyk: J-U-S-Z-C-Z--Y-K.
3
