the windows look so good that at first we were puzzled as to the motive for replacing <br />them. However, the owner believes there would be energy and comfort efficiencies; <br />because, the original wooden stone windows have been replaced with aluminum storm <br />windows. <br />The character defining elements on this home are the regularity and balance of its <br />proportions, and its large, sunny windows. <br />The proposed replacement windows are Marvin windows. Some of the windows in <br />the documentation accompanying the application have the same six -over -ane light <br />divisions that the existing windows have. <br />Staff recommends approving this application for window sash replacement as <br />described in the application, with the following additional conditions: <br />A. That the replacement sashes or windows retain the same exterior dimensions and <br />appearance as the original windows, so the excellent proportions of the house are <br />preserved In other words, we don't want a double window jamb that results <br />in a noticeably smaller window glass. <br />B. That the sashes have the same six -over -one light divisions as the existing <br />windows. <br />C. Removal of existing aluminum storm windows. <br />WAYNE DOOLITTLE: The windows have had a great deal of neglect over the years. <br />The windows need to be re -glazed., scraped, and re -painted. I was not able to see any <br />rotting holes around the windows. I stopped by and knocked on the door and nobody <br />came to the door. I then took some pictures of the outside of the house. When I was <br />there I did notice that the windows have had bad maintenance; but, other than that I can <br />not attest to how they operate. The windows have not had maintenance done to them for <br />quite some time. <br />KAREN HAMMOND NASH: Let me note in this context that the owners here are new <br />owners of the property located at 805 Arch Avenue. If there was any neglect it would <br />have been done under a previous owner. <br />STEVE ZORNIG: My wife Terri and I are the current property owners of 805 Arch <br />Avenue. First of all, the windows we are proposing to use are wooden sash, not <br />aluminum -clad sash. These wooden sash windows can be made much like the Pella <br />windows approved previously. The wooden sash windows are made to order and they <br />are made to size. <br />As far as the operation of the existing windows, they are very loose in the frames. We <br />have had some leaking and some water damage and the old windows are very drafty. <br />The windows are so drafty that we have put on clear bizqueen window insulators inside <br />the house during the winter to help eliminate heat from escaping from the windows. In <br />the future we would like to be able to stop doing this with our windows. As the owner of <br />the house I do see a need to replace the window sashes. <br />I can't say that there is any rot on the window sashes yet; but, we do get some water <br />that leaks in through the windows. Since the windows have been neglected, I think this is <br />an efficient way to address the problem and improve the house. <br />
