windows look so good that at first we were puzzled as to the motive for replacing them.
However, there is significant deterioration on the inside of the window sashes.
The character defining elements on this home are the excellent and graceful
proportions of its front face, its high-quality building materials, and its excellentt authentic
and stylistically correct details, such as the spherical pendants under the second floor
overhang, its flat arch lintels, entablature and fluted pilasters around the front door, and
relevant to this application the carved or shaped blocks on each upper window sash.
The proposed replacement windows are insulated glass that have what Pella calls
the "true divided lights" meaning that there are mentons on the outside, on the inside, and
between the double panes, so that dimension and shadow line are maintained.
Staff recommends approving this application for window sash replacement as
described in the application, with the following additional conditions:
A. That the replacement sashes or windows retain the same appearance as the
original windows, so that the excellent proportions of the house are preserved
In other words, we don't want a double window jamb that results in a noticeably
smaller window glass.
B. That if possible, the decorative little blocks on the upper sashes be removed from
the old sashes and re -used on the new sashes.
GARY DER.BIN: I am from Riverside construction, representing Mr. Miller and Pella
Windows. I don't have any objections to the conditions that have been given by the
commission. Pella can make the windows right to the exact size of the existing windows.
The squares in the windows can be costume built, and can be made any size that is
identical to what is already there. We can even try and reuse those blocks, even if it is for
looks. The blocks are only used on the double -hung windows. There are some windows
in the new addition that are going to be replaced. There are also a couple of windows in
front of the house that are going to be replaced because they are completely rotted out.
but, there are also some in the front of the house that are going to be replaced too. The
windows upstairs in front of the house are completely destroyed We will be replacing
six or seven of the windows in the new addition of the house. There was no beveled
glass in any of the windows.
There is no reason we would have to remove the shutters from around any of the
windows. For the windows that do not currently have shutters, I am not sure if the owner
intends to install another pair of shutters.
MARY JANE CHASE: I make a motion on application 2002-0822 that we accept the
recommendation of the staff in Item A. That the replacement sashes or windows retain
the same appearance as the original windows.
JOANN SPORLEDER: Seconds the motion and the motion carries unanimously.
5. 2002-0904; 805 Arch Avenue; sash or window replacement.
KAREN HAMMOND NASH: The owners here seek to remove their original wood
window sashes and replace them with aluminum -clad window sashes.
