DesLauriers <br />701 Riverside Dr. <br />South Bend, IN 46601 <br />DATE: October 25, 1999 <br />PRESENTED TO: Historic Preservation Commission <br />REGARDING: Demolition of existing garage <br />After careful examination of the existing structure (GARAGE) located at 701 Riverside <br />Drive I feel it would be in the best interest of the HPC and the owner to demolish the <br />existing structure and build a new garage at this location. I have extensive experience in <br />remodeling and preservation work in this area. I have taken into consideration existing <br />conditions of the structure along with associated costs of rebuilding the existing garage <br />along with the feasibility of the work to be done at the existing location. I have done <br />several other projects along this same street and in many cases felt that it was appropriate <br />to remodel the existing structure, but do not feel in this case that it is the best interest of <br />the owner to rebuild. <br />The reasons for this decision are as follows: <br />1. The roof shingles are well beyond their useful life. <br />2. The roof decking is cracked and warped with extensive dryrot along entire perimeter. <br />3. Rafters are under sized (2X4) and show extensive rotting on almost all the tails from <br />the upper wall plate to the exposed roof edge. <br />4. The perimeter walls & support columns are completely rotted and pose a possible <br />unsafe condition. <br />5. The south east corner (between garage door & service door has shifted completely off <br />the block foundation. <br />6. The floor plate is completely deteriorated. <br />7. The remaining east wall (facing house) is shifted substantially off block with entire wall <br />bowed out approximately 4 inches. <br />8. The south wall (sliding door side) center column is completely loose with no <br />foundation support. <br />9. The overhead door headers are undersized and show significant bowing. <br />10.The north wall (adjacent to adjoining garage) has a large outward bow and is so close <br />to the other garage that any repair work would be extremely timely and costly to <br />owner. <br />
