RECOMMENDATION <br />The owner is proposing to demolish an existing two stall garage and replace it with a <br />new two stall garage. The contractor gives numerous reasons for demolition, which include, <br />extensive rotting of most of the support members, deterioration of the floor plate and the <br />extensive bowing and shifting of all outer walls. The staff finds that the severe deterioration of <br />the garage leaves no alternative other then to demolish it, staff recommends approval of the <br />demolition. <br />The applicant is proposing to replace the existing garage with a new two stall garage <br />which would be located three feet off of the alley which will allow alley access. This would <br />place the garage a few feet to the left of the existing garage. The new garage will have a low <br />pitched hip roof with asphalt shingles. The over all structure will be placed on a new cement <br />pad and will be 26' x 22' in size. It will be located 3' from the lot line, right in front of an alley <br />utility pole. The garage will have vinyl cedar shack siding, to rear double hung style fixed vinyl <br />windows and a side, six panel, metal, with a wood core service door. The garage doors will be <br />made of metal and have raised square panels. The owner has not yet solidified a design for the <br />garage doors, but, has promised to submit a diagram or photo of the door of her choice at the <br />Commission meeting. The owner has made every effort to choose building materials that will <br />best match the existing house and will blend well with other structures in the district. The staff <br />recommends approval of the new garage with final design approval of the garage doors to be <br />given at the Commission meeting. The staff also believes that the driveway may have to be <br />altered to accommodate the shifting of the garage. Even though the owner has note submitted <br />any request to alter the drive the staff feels it may be prudent for the Commission to consider <br />this issue when making their decision. <br />3 <br />
