11.The west side (alley) shows significant dryrot & well over half of the exterior cedar <br />shakes are rotted. <br />12. Over 70% of the wall perimeter, plates and headers would have to be replaced <br />13. The entire roof including rafter, decking and shingles would have to be replaced <br />14.The current condition does not lend itself to the preservation of the neighborhood, <br />and the structure as it is today has no useful purpose. <br />For the reasons that I have listed above I feel that it is in everyone's best interest to <br />demolish the structure (garage). The associated costs to refurbish would be more than <br />triple to refurbish rather than demolish and rebuild. <br />As you can see from the site plan the new garage will compliment the neighborhood as <br />well as be a sound structure providing the owner with a place to park and use for storage. <br />You will also note that the new garage will be set back from the alley approximately 3 feet <br />to provide access from the alley.
