CERTIFICATE OF APPROPRIATENESS STAFF REPORT <br />• RECOMMENDATION, <br />The application requests two discrete alterations: the replacement of <br />cement -tile roofing (including minor chimney repairs) and the general <br />reconstruction of the front facade of the detached garage, including the <br />replacement of its doors. <br />The first item requests replacing worn hard surface shingle material which is <br />no longer manufactured (and is classified as a hazardous waste) with new. <br />fiberglass shingle material selected to replicate the appearance of the <br />existing tile in cut, patter, and color. With regard to the last, the color is <br />a matter of some speculation due to wear and soiling. Staff recommends <br />approval of this item. <br />The garage is in need of significant rehabilitation due to deficiency in the <br />original design whereby concrete masonry units were laid with bearing directly <br />on a wood beam lintel over the door openings. Subsequent deflection of the <br />wood beam has resulted in listing of the masonry above creating an unstable <br />and potentially dangerous condition. The Owner's architect proposes to <br />disassemble the facade and reconstruct it replacing the wood beam with steel <br />and then reassembling the original concrete block above. The pent -roof over <br />the doors will be reconstructed thereby obscuring the new steel beam. All of <br />this is necessary and good preservation practice which Staff recommends. The <br />replacement of the doors is somewhat less straightforward as an alteration is <br />proposed replacing the present three sliding doors with two overhead doors and• <br />a regular pedestrian entry door with transom. The doors proposed in the <br />original submittal are neither identical to the original nor similar in their <br />character and detail. Staff has had discussion with the Owner's architect <br />regarding the character of the door design submitted in the hope of achieving <br />a design more compatible with the style, period, and character of the house <br />and the original door materials. <br />Given the scope of the overall rehabilitation of the garage facade, Staff does <br />not find the proposal for the replacement of the original sliding doors which <br />are somewhat damaged by wear and tear and problematic for operation to be <br />inappropriate. However, Staff does seek to work with the architect to achieve <br />a more compatible design for the replacement doors than that in the filing at <br />the time of the present report. <br />DBD <br />9/9/97 <br />• <br />
