The carriage house is in a deteriorated <br />condition, however, I do believe it Can be stabilized by fairly sa3.mple means. <br />The building certainly does not warrant demolition. <br />A fair and off-the-cuff estimate of the cost to "mothball" the building might <br />be around $5,000. prioritizing the work items as; follows would provide a <br />general plan for the building: <br />1) straighten the frame of the building <br />2) stabilize the interior corners of the building to prevent it from <br />returning to its leaning condition <br />3) tsar -off the existing roofing and re -roof <br />4) reinforce the damaged roof rafters and collar ties. <br />5) secure the windows with plywood on the inside <br />6) repaint the exterior. <br />Certainly additional work would be necessary`to return the building to a <br />useful function, beyond just storage apace.' Code requirements for its use as <br />a habitable building would dictate much of the work. Reinforcing the second <br />floor framing, replacing the stair, installing a mechanical and an electrical• <br />system, and finishing the interior will require a major investment. <br />On the other hand, demolishing the building gains very little as an <br />investment._ At most, two new .usable parking spaces could be created on the <br />land occupied by the carriage house.
