RESTORATION PLAN <br />SCOPE OF WORK <br />1244 LINCOLNWAY EAST <br />September 11, 1994 <br />SECTION I <br />GENERAL <br />A) All work and development shall be performed using the Secretary of the Interior's <br />Standards for Historic Preservation as a guide. <br />B) All work shall be completed on or before 90 days following approval at the behest of <br />Code Enforcement. <br />C) Alternate procedures are offered for the rehabilitation of the Southeast corner as <br />follows: <br />1. Remove asphalt oversiding and restore existing wood siding condition. <br />2. Remove existing exterior wall and restore prior porch conditions as indicated by <br />foundation conditions, including replacement of exterior wall to match others. <br />SECTION 2 <br />SITE WORK <br />A) Demolition: <br />1. Remove enclosure walls at front porch, retaining features original to the open porch <br />2. Remove enclosure walls (including brick infill between piers) at rear porch, and porch <br />located at southeast corner (see alternate 2 above. <br />3. Remove existing roofing and rotten or deteriorated roof sheathing. <br />4. Remove existing synthetic and asphalt impregnated oversiding. <br />5. Remove existing deteriorated gutter and downspout materials. <br />6. Remove intrusive wall alterations such as through the wall air -conditioners. <br />7. Remove inappropriate and or broken storm glazing. <br />8. As work proceeds, all wood materials found to have substantial rot will require <br />removal and or treatment. <br />B) Iron Fence: - <br />1. Clean, repair & paint existing fence. <br />a. Where sections of fence are broken, they shall be mended or replaced with material <br />to match existing (panels may be exchanged from other site locations). <br />b. Where fence material is missing (or moved), replacement matching metal fence shall <br />be installed. <br />C)'Trees <br />1. Trees may be pruned as recommended by reputable tree technician. No trees shall be <br />removed without specific Certificate of Appropriateness. <br />SECTION 3 <br />CONCRETE <br />A) Patch deteriorated concrete walks and steps, etc. <br />SECTION 4 <br />MASONRY <br />A) Foundation and chimney repair. <br />1. Foundation and chimney brick which is to remain shall be repainted with lime/sand <br />mortar (low Portland content). <br />2. Brick which is broken or missing shall be replaced with matching brick. <br />3. Masonry assemblies which are found to be unsound shall be reconstructed to their <br />historic appearance with salvaged original or matching material. <br />SECTION 5 <br />METALS <br />A) All flashings, hardware, etc. as required by other aspects of the Scope of Work. <br />nnP,(- 1 <br />
