Kr,biON-AlWN FLAN <br />SCOPE OF WORK <br />1244 LINCOLNWAY EAST <br />SECTION 6 <br />WOOD & PLASTIC <br />A) Replacement <br />1. Structural wood such as plates, sills, studs, joists, rafters, and sheathings shall be <br />replaced with new wood where found to be deteriorated or with significant presence of <br />rot. Replacement material shall be treated wood where it is directly exposed to <br />weather, masonry, or soil. <br />2. Decorative wood features e.g. turned columns, window and door surrounds, mouldings, <br />and trim shall be retained. Where minor deterioration is present, features shall be <br />stabilized and synthetically repaired. Decorative wood features which are <br />substantially deteriorated, damaged, or missing shall be replaced with new material <br />which approximates the typical conditions which remain. <br />SECTION 7 <br />THERMAL & MOISTURE PROTECTION <br />A) Roofing <br />1. Following structural repairs, new asphalt shingles over felt underlayment shall be <br />installed. <br />B) Siding <br />1. Following removal of oversiding, significantly deteriorated or missing wood siding <br />shall be replaced with new wood siding of similar dimension. <br />C) Gutters <br />1. All eave conditions shall receive half round metal gutters with downspouts placed as <br />required. <br />SECTION 8 <br />DOORS AND WINDOWS <br />A) Doors . <br />1. Existing doors shall remain. <br />B) Windows <br />1. Existing windows shall remain and be repaired as required. <br />a. Repairs may include: replacement of broken glass, sash track replacement, hardware <br />replacement, and replacement of significantly deteriorated sash parts (wholesale <br />window replacement shall require review and approval by the Standards & Maintenance <br />Committee. <br />2. If the Owner desires; thinline storm windows may be installed which conform to the <br />design of the windows. <br />SECTION 9 <br />FINISHES <br />A) Painting <br />1. The structure shall be low pressure power washed, scraped and otherwise prepared for <br />painting. <br />2. The structure shall receive sealants and prime coats appropriate to its constituent <br />materials. -5vtZ,31d <br />3. The structure slt� receive finish coats in a classic Downing color scheme with <br />minimum of 3 colors accenting features such as siding, trim, sash, & shingle gables. <br />SECTION 10 to 15 <br />not applicable <br />SECTION 16 <br />ELECTRICAL <br />A) Provide service and distribution for structure as required for minimum maintenance. <br />page 2 <br />
