The basement will consist of <br />the records storage business that will be <br />equipped with fire protection. The <br />remainder of the second floor will be <br />used for specialty temperature control <br />storage. The front 7,000 sf of the first <br />floor facing Michigan Street will be <br />divided into four, five or six leasable <br />spaces. BCP Partnership presently has <br />an organization that will lease 2,500 sf. <br />Parcel B, which is south of the main <br />building will be used for additional <br />parking and future development. BCP <br />Partnership objects to some of the bid <br />specifications regarding Parcel C; they <br />feel that this portion of the property is <br />the most important. This portion would <br />create income while the other parcels are <br />developing. BCP Partnership proposes <br />to construct mini- warehouse storage <br />units on this parcel. They would <br />construct four buildings in two phases, <br />the total amount would be a little over <br />20,000 sf. The proposed project cost is <br />estimated at approximately $380,000 <br />plus the mini- warehouse storage units <br />would make the total cost approximately <br />$740,000. <br />Mrs. Kolata recommended the staff <br />review the bids and return to the <br />Commission with a report at a later date. <br />ma <br />
