STAFF REPORT <br />David Fritz <br />618 Leland Ave. <br />South Bend, IN 46616 <br />PROPOSAL <br />The owner proposes to replace two fixed -pane windows at the <br />rear of the house, 2nd floor, with two double hung windows <br />which would be three inches wider and five inches longer. <br />The trim would be the same as the existing trim, with the <br />casings cut down to fit the new windows. <br />STANDARDS <br />C. Renovation and Additions <br />2. Construction and Style <br />All work should be done in the architectural style <br />and in a technique compatible with that of the <br />original structure. Change that alters, removes, or <br />covers existing significant stylistic detail shall <br />not be permitted. A change which adds detail of <br />another style will not be permitted. <br />3. Materials <br />Additions and improvements involving any new <br />material in the landmark should be of the same <br />material as the original. It should be the same <br />size and texture. An alternative material may be <br />allowed if it duplicates the original. <br />RECOMMENDATION <br />The staff recommends that the owner be permitted to replace <br />the existing windows with double hung. While it would be <br />ideal for the new windows to be the same size as the <br />existing windows, the windows to be replaced will not change <br />the fenestration of the facade and will incorporate the same <br />trim as that surrounding the original windows. Also to be <br />considered is the fact that the windows are in the rear and <br />cannot be seen from the street. <br />
