STAFF REPORT <br />Panzica Development <br />601-617 Lincolnway East <br />South Bend, IN 46618 <br />PROPOSAL <br />The owners propose to construct a building 110' x 94' on the <br />above -listed vacant property. The building will be one <br />story tall, of frame construction, with a brick veneer and <br />metal roof. Parking for the facility will be 25 spaces to <br />the east and 9 to the north with access form both Lincolnway <br />East and the alley to the north off Monroe Street. The <br />owners plan to retain as many of the mature trees as <br />possible and will landscape liberally as per plan (to be <br />displayed at 1/15/90 meeting). Air conditioning units and <br />trash dumpsters will be -screened from view; -and -the property <br />will be screened from neighbors' view across alley. <br />STANDARDS <br />III. New Construction <br />A. Heiaht and Proportion <br />The majority of the structures in the District are <br />two stories high and are square or rectangular in <br />plan. There are a few single story bungalows. The <br />most prevalent facade proportions have a 1:1 or a <br />1:2 height to width ratio. <br />(1) Reauired <br />The height of a new structure and its height to <br />width proportions shall be consistent with <br />adjacent buildings in the District. The <br />building height shall be no greater than that of <br />the tallest existing structure and no less than <br />that of the lowest existing structure in the <br />same block. Facade proportion shall be <br />established by permitting no structure with a <br />facade wider or narrower than those existing in <br />the same block. <br />(2) Recommended <br />Contemporary designs should be compatible in <br />height, proportion, character and mood of the <br />building or neighborhood. <br />B. Buildina Materials <br />Wall materials in the District range from brick, <br />clapboard, shingles and masonry block to aluminum <br />siding. <br />
