South Bend Redevelopment Commission
Regular Meeting - April 19, 1996
6. NEW BUSINESS (Cont.)
C. continued...
Issues: 1) The property needs to be rezoned
from C- Commercial to A -3 Mixed Use
( Multifamily /ResidentiaUCommercial). The
rezoning was approved by the Area Plan
Commission on April 16 and will be considered
by the Common Council in May. 2) The plans
call for a vehicular drive across the Norwest
Bank property at the corner of Michigan and
Jefferson streets. Arrangements need to be
made with Norwest Bank and with the City
Engineering Department regarding curb cuts
and the direction of traffic. Those discussions
are underway. 3) The final design of facades
has not been determined. Tests have been
made to determine whether the existing brick
on the facade can be removed, exposing the
original facade. The results of those tests and
proposed facade renovations will not be known
for approximately one month. The staff will
need to review the final design of the facades.
4) South Bend Heritage Foundation will need
to obtain an easement from Norwest Bank in
order to cut windows into the side of the
building. They have received verbal approval,
but need to get written agreements. 5) The
current plans provide laundry facilities on only
the 2nd and 5th floors. The staff would like to
see them on all residential floors. 6) The
current plans call for six residential units on the
first floor. These will face to the south in the
area currently occupied by the two -story
portion of the building. According to the plans
submitted, that space is to be demolished. The
staff needs more detail on the courtyard and
materials to be used to separate the couryard
Sim
