NEW BUSINESS (Cont.) <br />C. continued... <br />Issues: 1) The property needs to be rezoned <br />from C- Commercial to A -3 Mixed Use <br />( Multifamily /ResidentiaUCommercial). The <br />rezoning was approved by the Area Plan <br />Commission on April 16 and will be considered <br />by the Common Council in May. 2) The plans <br />call for a vehicular drive across the Norwest <br />Bank property at the corner of Michigan and <br />Jefferson streets. Arrangements need to be <br />made with Norwest Bank and with the City <br />Engineering Department regarding curb cuts <br />and the direction of traffic. Those discussions <br />are underway. 3) The final design of facades <br />has not been determined. Tests have been <br />made to determine whether the existing brick <br />on the facade can be removed, exposing the <br />original facade. The results of those tests and <br />proposed facade renovations will not be known <br />for approximately one month. The staff will <br />need to review the final design of the facades. <br />4) South Bend Heritage Foundation will need <br />to obtain an easement from Norwest Bank in <br />order to cut windows into the side of the <br />building. They have received verbal approval, <br />but need to get written agreements. 5) The <br />current plans provide laundry facilities on only <br />the 2nd and 5th floors. The staff would like to <br />see them on all residential floors. 6) The <br />current plans call for six residential units on the <br />first floor. These will face to the south in the <br />area currently occupied by the two -story <br />portion of the building. According to the plans <br />submitted, that space is to be demolished. The <br />staff needs more detail on the courtyard and <br />materials to be used to separate the couryard <br />Sim <br />
