Exhibit L • 1 A. Once Owner approval of the Schematic Preliminary Design is gained and a directive has been issued to proceed with detailed Design Development, Construction Documents and Specifications (Phase 11) for the approved scope, a full service contract based upon a fixed fee, percentage of the construction cost or extending this contract at an hourly rate, will be negotiated. This full -service contract would include detailed architectural consultation along with structural, mechanical and electrical engineering consultation for a submittal to the local building department. The level of detail required for a set of permit, bidding and construction documents will be determined prior to initiating this final design phase. III. COMPENSATION: A. The Documentation (Design Phase 1) per Article LA will be developed at a fee of $1,600.00 (one thousand six hundred dollars). B. The Preliminary Design Services (Design Phase 1) per Article 1.13 and LC will be developed at a fee of $8,500.00 (eight thousand five hundred dollars). C. The Construction Documents (Design Phase 11) per Article ILA will be developed at a fee range of $12,000.00 (twelve thousand dollars) to $16,000.00 (sixteen thousand dollars) depending upon scope of work finalized and budgeted per Phase I Design. D. The Owner will be billed at the Standard 2019 hourly rates as follows: Principal Architect $160.00/hour Project Architect, Level II $122.00/hour Project Architect, Level I $98.00/hour Graduate Architect, Level III $90.00/hour Graduate Architect, Level II $82.00/hour Graduate Architect, Level I $80.00/hour Senior Project Designer $89.00/hour Project Designer $83.00/hour Technical CAD Designer $80.00/hour Intern Architect, Level III $62.00/hour Intern Architect, Level II $56.00/hour Intern Architect, Level I $50.00/hour Clerical Staff $42.00/hour These rates are subject to review and may be changed at the beginning of each calendar year. VI. REIMBURSIBLES: The Architect will bill reimbursable costs to the Owner without a mark-up.
