documentation, mailing, delivery, and handling of documents or other similar expenses incurred <br />by the Architect in the interest of the Project. <br />VII. WORK SCOPE QUAILIFICATIONS: <br />Architectural and Engineering consultation services requested by the Owner beyond the <br />scope of this Contract will be billed at the Architect’s hourly rates as stated above (or <br />Consultant’s hourly rates). The following are additional services that may be required or <br />requested by the Owner that are not included in the Basic Scope of Services (Design <br />Phase I) Preliminary Design: <br />a.Changes to the scope of the program as requested by the Owner after the preliminary <br />design has begun or completed as outlined under Article I.C above, requiring additional <br />time on behalf of the Architect. <br />b.Site design is not required and not included. <br />c.Site Survey is not included and not required. <br />d.Civil engineering and site design can be provided as an additional service. <br />e.Study of an addition to the building will incur additional fees. <br />f.The preparation of 3-D computer model images of the project (interior and exterior). <br />These can be developed at an hourly rate. <br />g.Variances, easements and/or rezoning are not included, but can be provided if <br />requested by the Owner. <br />h.Detailed Architectural Design Development and Construction Document consultation <br />(Phase II) is not included in the Phase I Preliminary Design Consultation but will be <br />provided once the exact scope of this next phase has been identified, as requested by <br />the Owner. <br />i.Civil engineering is not included in the Phase I Preliminary Design but would be part of <br />the Phase II Consultation along with Structural, Mechanical and Electrical engineering. <br />j.Bidding and/or Construction Administrative Phase services are not included in the <br />Phase I Preliminary Design Consultation but can be provided as part of the Phase II <br />Consultation. <br />k.Identification or evaluation of environmental conditions or hazardous materials is not <br />included. <br />VIII.OWNER RESPONSIBILITIES: <br />A.The Owner shall provide full information regarding requirements for the project. <br />B.The Owner shall establish and update an overall construction budget for the project <br />including reasonable contingencies. <br />IX.PAYMENTS: <br />A.Payments are due and payable 30 days from the date of the Architect’s invoice.
