a.Repair Masonry: tuck-point damaged joints, as required. Replace some <br />joints with a soft sealant joint to accommodate potential movement, <br />specifically at the limestone to brick joints and head joints at the limestone <br />coping at the parapets. <br />b.Repair/replace deteriorated steel lintels, parapet damage, wall cracks, etc. <br />c.At building interiors, repair masonry joints where joints show cracks and <br />settlement. Consider a soft joint. <br />3.Repair/replace window, doors and awnings: <br />a.Replace older single pane windows with new aluminum insulated glass <br />units and provide sealant at brick/frame interface. <br />b.Replace deteriorated doors with a new insulated steel door and frame. <br />Provide new weatherstripping set. Provide sealant at brick/frame interface. <br />c.Remove awnings and frames, repaint to match the color of the renovated <br />awnings at the Administration Building and reinstall. <br />4.Associated interior finish repairs: <br />a.Certain interior areas of the building have deterioration due to water <br />infiltration and will need to be repaired and/or replaced. <br />b.At replaced windows and doors, replace sealant joints <br />5.Alternates: Some scope may be set up as alternates for Owner consideration. <br />This could include scope that may be interior ”B” priority level scope, that would <br />be good to bid and perform, if within Owner overall budget. <br />a.Each Gallery Building to be set up as an alternate: <br />Gallery Building 1 <br />Gallery Building 2 <br />Gallery Building 3: The masonry on this building is in the best shape of <br />the gallery Buildings. <br />Gallery Building 4: <br />b.Provide masonry rehabilitation as required along with steel lintel <br />repair/replacement, as required. <br />c.Replace older doors and windows where required. Door on Galleries 2 and <br />3 to be replaced with a taller door and eliminate the transom. <br />d.Repair interior CMU where cracked <br />6.Budget Costs: Establish budget construction cost based on schematic design <br />remodeling and upgrades scope identified. <br />C.SCHEMATIC DESIGN: <br />Once scope items I.A has been completed and items I.B have been confirmed, develop <br />schematic design plans for the remodeling will be developed for review with the Owner. <br />Upon review of the initial set of preliminary drawings with Owner, subsequent revisions to <br />the plans will be developed. One revision to the chosen initial schematic plan set is <br />included in this preliminary study.
