NEW BUSINESS (Cont.) <br />a. continued... <br />Extension of Sewers and Utilities - <br />The proposal requires that sewer, gas and <br />phone lines be at the site prior to <br />While gas, phone and electric is currently <br />available to the site, the tap to the sewer <br />must be completed. This condition is <br />acceptable to staff, however, we are <br />unable to commit to a completion date <br />until we have further discussions with the <br />Department of Public Works next week. <br />Wetlands Improvements - <br />The applicant is requiring the Commission <br />to complete proposed improvements to the <br />wetland area of Lot 4 prior to December <br />31, 1996. This improvement is also part <br />of our master plan for the development of <br />the area. <br />While the wetland area was not a priority <br />project, it has always been considered an <br />important project. The estimated costs <br />range from $50,000 to $500,000 <br />depending on the intensity of the <br />development of the area. This condition is <br />acceptable to staff. <br />Other Conditions- <br />The Covenants and Restrictions for the <br />park currently do not allow for this type of <br />use. The Covenants would have to be <br />amended to allow the project. The staff <br />recommends amending the Covenants, <br />only for this site, to allow for the catering <br />use. <br />The applicant has conditioned the purchase <br />of the site on receipt of a three -way liquor <br />"r license. It is unlikely that the applicant <br />could be granted the license prior to the <br />-7- <br />
