14
South Bend Redevelopment Commission
Regular Meeting - May 19, 1995
6. NEW BUSINESS
n. continued...
other downtown merchants. The west
facade and the west 15 feet of the north
facade will be restored as close as possible
to their original appearance. No fewer than
four retail shops will be developed along the
north facade facing the Hall of Fame. The
north facade will be enhanced as a complete
two to three story facade that compliments
the lines and feeling of the original west
facade. Coordinated canvas awnings will tie
the various uses together and soften the
exterior. The anchor tenant will be Rosie
O' Grady's restaurant out of San Diego,
California, using the entire second floor.
The owner is an attorney who has the largest
collection of Notre Dame memorabilia on
the west coast. The restaurant will have an
Irish and Notre Dame feel which will
include night time live Irish music in the
Pub section.
The first floor retail space will be for small
shops that will enhance the Hall of Fame
and will have strict, mall-type leasing
requiring minimum hours, attractive lighting
and displays, off - street employee parking,
quality signs and lights that must stay on
until 1:00 a.m. nightly. The third floor is
being prepared for office use or possible
expansion space for the restaurant. A
unique option Center City Associates is
presenting to both the restaurant and the
City is to develop an outside seating area for
the restaurant, using the air rights over Osco
Drug. The proposal included a photo of an
infill project in a historic entertainment
