NEW BUSINESS (Cont.) <br />d. continued... <br />currently located at 1011 South Main Street, <br />immediately adjacent to Parcel 9. They <br />propose to buy approximately half an acre for <br />$10,000. Their situation is somewhat unique. <br />They have been at that location for 27 years. <br />Their loading docks are on the west side of <br />the building and they used a former railroad <br />right -of -way for access to their loading docks <br />along with a (now vacated) alley. They have <br />only eight feet of right -of -way for their semi- <br />trailers to use now that we have acquired the <br />railroad right -of -way. Although they had a <br />letter from the railroad giving them <br />permission to use the right -of -way, there was <br />nothing recorded, so we did not realize the <br />logistics problem we were causing when we <br />acquired it. Because of this, we feel the <br />Commission should assist in the relocation of <br />their docks from the west side of the building <br />to the south side of the building. <br />Another unique aspect of this situation is that <br />when we demolished the North American <br />Signs building, we left a shared wall in a very <br />unsightly condition. Wheel and Rim has <br />asked us to pay for repairs to this wall and <br />we feel this would be appropriate. <br />We have been meeting with Wheel and Rim <br />for some time trying to find a solution to their <br />problems that would allow them to remain in <br />the Corridor. This proposal offers to buy a <br />portion of Parcel 9 for $10,000 if we agree to <br />relocate the loading docks and repair the wall. <br />Wheel and Rim will make improvements to <br />the parking lot and landscaping.
