We would like to apply the $10,000 purchase price as a credit toward our costs so that Redevelopment's cost would be $28,000. Wheel and Rim would then spend approximately $30,000 on the parking lot and the landscaping. This proposal would leave us with .6 acre on the corner of Garst and Lafayette. The staff recommends accepting this offer. Wheel and Rim has submitted an addendum to their proposal which includes a request that we indemnify them for environmental conditions and that we conduct a Phase II environmental assessment. We have provided them with a Phase I environmental assessment which shows no need for a Phase II assessment. They also asked for a Warranty Deed, but it is our policy to provide only a Quit Claim Deed. The staff recommends rejecting the request for environmental indemnification and the request for a Warranty Deed. Upon a motion by Mr. Sharp, seconded by Mr. Piasecki and unanimously carried, the Commission accepted the proposal from McClurg Leasing for Disposition Parcel 9 in the Studebaker Corridor in the amount of $10,000 to be applied toward Redevelopment's cost of relocating loading docks and repairing a wall. The Commission rejected the request for environmental indemnification, a Phase II environmental assessment, and a Warranty Deed. -51- COMMISSION ACCEPTED THE PROPOSAL FROM McCLURG LEASING FOR DISPOSITION PARCEL 9 IN THE STUDEBAKER CORRIDOR IN THE AMOUNT OF $10,000 TO BE APPLIED TOWARD REDEVELOPMENT'S COST OF RELOCATING LOADING DOCKS AND REPAIRING A WALL.
