We would <br />like to apply the $10,000 purchase price as a <br />credit toward our costs so that <br />Redevelopment's cost would be $28,000. <br />Wheel and Rim would then spend <br />approximately $30,000 on the parking lot and <br />the landscaping. <br />This proposal would leave us with .6 acre on <br />the corner of Garst and Lafayette. The staff <br />recommends accepting this offer. Wheel and <br />Rim has submitted an addendum to their <br />proposal which includes a request that we <br />indemnify them for environmental conditions <br />and that we conduct a Phase II environmental <br />assessment. We have provided them with a <br />Phase I environmental assessment which <br />shows no need for a Phase II assessment. <br />They also asked for a Warranty Deed, but it <br />is our policy to provide only a Quit Claim <br />Deed. The staff recommends rejecting the <br />request for environmental indemnification and <br />the request for a Warranty Deed. <br />Upon a motion by Mr. Sharp, seconded by <br />Mr. Piasecki and unanimously carried, the <br />Commission accepted the proposal from <br />McClurg Leasing for Disposition Parcel 9 in <br />the Studebaker Corridor in the amount of <br />$10,000 to be applied toward <br />Redevelopment's cost of relocating loading <br />docks and repairing a wall. The Commission <br />rejected the request for environmental <br />indemnification, a Phase II environmental <br />assessment, and a Warranty Deed. <br />-51- <br />COMMISSION ACCEPTED THE <br />PROPOSAL FROM McCLURG LEASING <br />FOR DISPOSITION PARCEL 9 IN THE <br />STUDEBAKER CORRIDOR IN THE <br />AMOUNT OF $10,000 TO BE APPLIED <br />TOWARD REDEVELOPMENT'S COST OF <br />RELOCATING LOADING DOCKS AND <br />REPAIRING A WALL. THE COMMISSION <br />REJECTED THE REQUEST FOR <br />ENVIRONMENTAL INDEMNIFICATION, A <br />PHASE II ENVIRONMENTAL <br />ASSESSMENT, AND A WARRANTY <br />DEED <br />
