sSouth Bend Redevelopment Commission <br />pecial Meeting - October 26, 1992 <br />6. NEW BUSINESS (Cont.) <br />a. continued... <br />The credit union has selected Parcel 20 <br />as their new site and proposes to build a <br />new 4,500 square foot, one -story <br />facility there. The facility will <br />include a 3,800 square foot building, a <br />700 square foot canopy, and a 1,500 <br />square foot basement. In addition, there <br />will be 7,880 square feet used for the <br />drive -thru lanes, bringing the total use <br />of the site to 12,380 square feet. <br />The exterior will be all masonry. The <br />main entrance will face Main Street, with <br />an additional entry to the site from <br />Stull Street. There will be 28 parking <br />spaces on the site. The credit union <br />will install new sidewalks. <br />Mr. Pocius noted that the proposal meets <br />all of the requirements set forth in the <br />bid specifications and design guidelines <br />for the parcel. However, the site plan <br />calls for parking in front of the <br />building, which is discouraged unless <br />there is special landscaping treatment. <br />The design was prepared by The Troyer <br />Group and calls for a site that will be <br />"clean and heavily landscaped." With <br />this landscaping contingency, the staff <br />recommended accepting the proposal from <br />the Policemen's Federal Credit Union. <br />Mrs. Kolata noted that the staff has been <br />working with the credit union for some <br />time to try to meet their relocation <br />needs. We are pleased with the project <br />they have proposed. <br />Ms. Manier noted for the record that our <br />offering of this parcel is subject to <br />condemnation action concerning this <br />parcel, which is ongoing. We have full <br />possession of the property and can put it <br />to this use, but will not have legal <br />title until the condemnation is <br />complete. We have conveyed property in <br />this state before. <br />-4- <br />
