6. NEW = BUSINESS (Cont' d)
iorated; also new floor joists, box beam, and the other items that
were not included in the inspection and are items that do need to
be repaired.
The amount of the original contract.was: $7,312.15- -one of our
large contracts. At the time of the inspection and at the time
of the bid, the electrical circuitry, the service panel, looked
exactly like a 100 amp service. The only way it was discovered
was that the electrician when he.pulled the panel found the wiring
was not, although it had superficially looked like one. What we
are doing is taking out the three existing boxes and installing
a circuit breaker panel. There are two jumper boxes on the side.
The additional work involved:
A.
Install new 100 amp service panel with circuit
breakers and a new outlet in the kitchen and
first floor bedroom ..........................
$ 316.00
B.
Repair bedroom ceiling and paint ceiling......
200.00
C.
Pour new front porch steps and install railing
325.00
D.
Repair brick chimney between second floor ceil-
ing and roof .. ...............................
46.00
E.
Install 21 squares of roofing instead of the
11 squares specified .........................
290.00
F.
Install new floor joist, box beam, 1/2" ply-
wood sheathing on the upper rear porch. Also
install new rafter where needed and repair
ceiling....... ...............................
460.00
Total C.O. .................. $1,637.00
Originally the contract was to take out the pillars on the side of
the steps, and, in doing so, it was discovered that was a poured
section of the steps. They were not completely set - -were partly
sand filled - -and the way that has been pulled away it was neces-
sary that it be completely replaced, complete with wrought iron
hand rails.
There was an exposed portion of the existing chimney requiring
four courses of bricks.
Item F was the most extensive item, and the contractor discovered
that all the boards were severely deteriorated due to water leakage
from the roof running down to the posts and box beams.
Mr. Crighton advised this dollar amount is still below the other bids
we received for this property back on January 20, 1975, and those
bids were: $9,978 and $12,493. This would be on the original speci-
fications and we are still far below that amount.
- 16 -
