COMMUNICATIONS (font' <br />Mr. Schrager: With the Royal Inn only about 35% occupied, how would you <br />propose to finc-;nce another .150 -room 'motel? <br />Mr. Fleck: Full development of Block 6 is contingent upon successful <br />grants for the downtown area. It's success, of course, is <br />predicated upon the protocol of the downtown, as well as with <br />the Civic Center: <br />Mr. Nimtz: As I understand it, your feeling is not yours, but the princi- <br />pals involved, and that with'the Civic Center there would be <br />sufficient clientele, and that neither installation would be <br />hurt? <br />Mr. Fleck: That's correct. Yes, sir. <br />Mr. Hoy: Do you propose to put any retail businesses down there, or <br />just offices? <br />Mr. Fleck: No. No retail businesses. As we say, the Block 6 is now de- <br />signated as Service Commercial /Residential. We feel that is <br />somewhat restrictive in terms of the total highest, best land - <br />use development of Block 6. <br />What we are suggesting is that it still be retained for those <br />service- oriented commercial businesses, but expanded to include <br />a motel and also the need for more numbers of residential units. <br />Particularly, I don't think, at the time, that the high -rise <br />elderly was considered for that block. That, in itself, would <br />be 150 to 200 units, and would then make it impossible to pro- <br />vide any other kinds of luxury apartments, or apartment units, <br />in the Block 6 area. We found the present "category of classi- <br />fications would be subject to your approval in that area. <br />Mr. Caesar: It was my understanding at the other meeting that Midway Motor <br />Lodge wants to build a motel here. Is that right? <br />Mr.lFleck: Yes, sir. <br />Mr.ICaesar: It is their idea? <br />Mr. IFleck: Yes, sir. <br />Mr. Nimtz: Janet, did I see your hand up? You haven't asked a question <br />here for a long time. <br />Mrs Allen: If you are to separate the motel from the apartments- -which <br />should be - -you are only going to have office space or Service <br />Commercial in there, and you cannot. I don't think you should <br />consider an 11- or 14 -story high -rise for elderly. Luxury <br />apartments, yes, because they... but for the elderly you have <br />to remember they might have to walk down a fire escape- -WALK, <br />not in the elevator. <br />- 13 - <br />
