4. COMMUNICATIONS (Cont' <br />Projected is a 150 -room luxury motel with a prestigious <br />restaurant and cocktail lounge, occupying approximately <br />4.5 acres. This is proposed to be a Midway Motor Lodge <br />and a Hoffman House Restaurant The construction time <br />is approximately 12; months ; with'the anticipated opening <br />to be no later than the completion of the Century Center. <br />Construction could begin as early as this fall, but certainly <br />no later, than the sp ring 'of 1976. A 20,000 sq. ft. office <br />building, adjacent and possibly attached to the motel, with <br />tennis courts to provide recreation for motel occupants and <br />apartment residents. <br />Approximately 4.5 acres is to be reserved for future office <br />and commercial development, as needed, to meet the require- <br />ments of the South Bend business community. We are prepared <br />to build and lease, lease the land only, or sell the land <br />for the purchaser to build, depending upon the interest shown. <br />We believe some construction coulld begin as soon as the motel <br />is started, but the total development of this area might not <br />be determined for 6 - 12 months thereafter. We would, of course, <br />expect to obtain Commission approval for specific projects that <br />would be considered. <br />100 luxury apartments on approximately 4.5 acres, with construc- <br />tion here not expected to begin until the middle of '76, and <br />some change in number of units and type of construction may <br />be necessary to accommodate the housing market at that time. <br />An 11 to 14 story high -rise apartment project for the elderly <br />occupying approximately two acres - -to include 150 -200 units, <br />depending upon the allocation provided in HUD advertisement <br />they they expect to be released in the near future. Because <br />we feel this is important to South Bend, we would assure you <br />that we will build the high -rise elderly beginning this fall, <br />if we are the successful bidder. If another bid is successful, <br />we would make the land available at same cost basis as we in- <br />clude in our bid and subject to your approval of the project <br />as designed by others. This could be the first project to <br />begin construction, assuming they are successful in purchasing <br />the land and obtaining the HUD award by September 1, 1975. <br />"We appreciate your cooperation in making this project move as <br />quickly as possible.
