J. Adequacy of Zoning and Other Codes and_ Regulations to <br />As explained above, the new land uses in the project area <br />will be subject to the established provisions of the South <br />Bend Zoning Ordinance. All such uses will also be subject <br />to the requirements of the Building Code and similar regula- <br />tions. These codes and regulations in conjunction with the <br />land use provisions, building requirements and restrictions <br />as well as the design and development objectives established <br />by the Plan will adequately protect the Development Area. <br />K. Signs <br />All proposals for signs within the Development Area shall <br />be reviewed by the Committee and evaluated as to their <br />keeping with the standards established in the Design Guide- <br />lines. <br />IV. PROJECT PROPOSALS <br />A. Land Acquisition <br />The Land Acquisition Plan Map (attached) and Tabulation Sheets <br />(pages 11 through 17 ) indicate real property to be acquired <br />for redevelopment. The Tabulation Sheets also set forth parcel <br />ownership and square footage for such land. <br />Upon the acquisition of such properties, the City of South Bend <br />Department of Redevelopment will either: <br />1. Demolish the structure or structures thereon and dispose <br />of the land for redevelopment at its fair market value, <br />excepting those cases when land is sold or leased to <br />another public body pursuant to Indiana Code 18- 7 -7 -20, <br />for uses in accordance with the Development Plan; <br />2. Move the structure or structures thereon to a new loca- <br />tion and dispose of the land for redevelopment at its <br />fair market value, excepting those cases when land is <br />sold or leased to another public body pursuant to Indiana <br />Code 18- 7 -7 -20, for uses in accordance with the Develop- <br />ment Plan; <br />3. Sell or lease the property to purchaser or lessee at its <br />fair market value, excepting those cases when property <br />is sold or leased to another public body pursuant to <br />Indiana Code 18- 7 -7 -20, for uses in accordance with the <br />Development Plan subject to its being rehabilitated in <br />conformance with the Monroe - Sample Design Guidelines. <br />8 2/2/81 <br />
