' <br />B. Property Rehabilitation <br />All properties in the Sample - Monroe Development Area shall <br />comply with the standards set forth in all applicable <br />' <br />statutes, codes and ordinances, as amended from time to time, <br />relating to the use, maintenance, facilities, and occupancy <br />' <br />of existing property, including but not limited to, the Build- <br />ing, Plumbing, Heating, Electrical Housing <br />and Codes. <br />All properties within the Development Area shall be maintained <br />' <br />so that the appearance of the premises and all buildings there- <br />on shall reflect a level of maintenance in keeping with the <br />standards of the area. <br />C. Redevelopers' Obligations <br />The land acquired by the City of South Bend Department of <br />Redevelopment will be disposed of subject to an Agreement be- <br />tween the Department and the Redeveloper. The Redeveloper will <br />be required by the Contractual Agreement to observe the Land <br />Use and Building Requirements and Objectives of this Develop- <br />ment Plan. They will further be required to submit a redevelop- <br />ment schedule satisfactory to the City of South Bend Department <br />of Redevelopment. The Redeveloper will not be permitted to <br />defer the start of construction for a period longer than that <br />required for the preparation of necessary redevelopment plans, <br />their review, and approval by the City of South Bend Department <br />of Redevelopment. <br />1. In addition, the following provisions will be included in <br />the Agreement. <br />a. That the Redeveloper will submit to the Department <br />a plan and schedule for the proposed development. <br />b. That the purchase of the land is for the purpose <br />of redevelopment and not for speculation. <br />c. That the land will be built upon and improved in <br />conformity with the objectives and provisions of <br />the Development Plan. <br />d. That the building of improvements will be commenced <br />and completed within a reasonable time. <br />e. That the redevelopers, their successors or assigns, <br />agree that there will be no discrimination against <br />any person or group of persons on account of race, <br />creed, color, sex, age, national origin, or ancestry <br />in the sale, lease, sublease, transfer, use, occupancy, <br />tenure, or enjoyment of the premises therein conveyed, <br />9 2/2/81 <br />
