South Bend Redevelopment Commission <br /> Regular Meeting—June 14, 2012 <br /> 6. NEW BUSINESS (CONT.) <br /> B. Airport Economic Development Area <br /> (2) continued... <br /> targeted a grocery store as an important need. <br /> To facilitate attracting a grocer, members of <br /> the LaSalle Square Steering Committee have <br /> had discussions with professionals in the <br /> grocery store industry. <br /> Dakota Worldwide was identified as a <br /> resource to help understand the profitability <br /> of a proposed grocery store at any location, <br /> but specifically for LaSalle Square. Dakota <br /> will study the area, define a trade area, and, <br /> most importantly, generate sales forecasts for <br /> a three year period. Those sales forecasts <br /> would provide important data for an <br /> interested party's pro forma. <br /> We have also asked Dakota to do this same <br /> analysis for a downtown location. <br /> Dakota's report will include a competition <br /> map, a summary of that competition, a trade <br /> area delineation, an analysis of the proposed <br /> site, and a three year sales forecast for both <br /> LaSalle Square and downtown. Their fee for <br /> these two reports is $6,500 plus expenses in <br /> the not-to-exceed amount of$1,600, for a <br /> total of$8,100. Staff requests approval of <br /> the Dakota Worldwide proposal. <br /> Mr. Varner and Ms. Jones questioned how <br /> long ago the Buxton retail study was done in <br /> the area. Mr. Relos responded that Buxton <br /> did its study in 2008 and a 5, 10 and 25 year <br /> plan was generated from that focus group. It <br /> studied housing, various streets through the <br /> site and mixed use within the area. <br /> 7 <br />
