it is more of an urban corridor residential and commercial area divided by <br />two major parallel roadways (Michigan and Main) and therefore subject to <br />smaller parcel sizes. Also, the southern end of this corridor has many <br />residential properties while the northern end of the corridor has smaller <br />commercial facilities. The opportunities for this corridor include the high <br />traffic volumes of Michigan and Main, the proximity to dense residential <br />neighborhoods, and the smaller urban scale of the development and <br />redevelopment sites. This sub -area is principally managed by the South <br />Gateway Association and was included only to aid in their efforts <br />throughout this corridor. <br />Sub -Area Goals: <br />Note: As per the South Gateway Commercial Corridor Action Plan, <br />developed in 1998 and available from the Department of <br />Community and Economic Development, the South Gateway <br />Association established the following goals and objectives, which <br />are summarized below. <br />Land Use <br />Continue to encourage the transition of the area North of <br />Donmoyer to commercial and office space through encouraging <br />consolidation of parcels to create larger redevelopment sites while <br />maintaining the residential character of the area South of <br />Donmoyer. <br />Transportation <br />Maintain and Improve Traffic flow on S. Main and S. Michigan by <br />eliminating curb cut access and hard surface areas in the tree lawn <br />while reestablishing curb appearance and definition. <br />Appearance <br />Encourage the consistency among commercial structures in the <br />4 corridor in the areas of facade improvements, awnings, and <br />signage. Promote the screening and landscaping of <br />parking /storage areas through street tree planting and the location <br />of these parking areas to the rear of the building. <br />i- C; <br />29 <br />
