NEW BUSINESS (CONT.) <br />b. continued... <br />bidding process, all offers must meet the <br />minimum offering price, and all proposals must <br />conform to the zoning requirements and height <br />and area requirements. Other bid specifications <br />are as follows: the bidder's proposal shall utilize <br />all the parcels being offered; the proposal should <br />provide for a minimum of 50,000 sq. ft. of office <br />space; the proposal shall include a conceptual <br />site plan that is consistent with the guidelines and <br />should address parking, landscaping, access and <br />circulation to and around the site, any public <br />improvements, proposed building locations and <br />sizes, and any future development phases; <br />proposal shall include conceptual elevations or <br />renditions of proposed building; bidder is <br />prohibited against the use of property for <br />speculation or land holding purposes; bidder <br />shall demonstrate the ability to lease or sell the <br />improved property; and bidders will be required <br />to present their proposals at the February 20, <br />2001 meeting. <br />Upon a motion by Mr. Kahn, seconded by <br />Mr. Faccenda and unanimously carried, the <br />Commission approved the Bid Specifications and <br />Design Guidelines for Parts of Disposition of <br />Parcels C7 -1 and C10 -1 in the South Bend <br />Central Development Area. <br />-4- <br />COMMISSION APPROVED THE BID <br />SPECIFICATIONS AND DESIGN GUIDELINES <br />FOR PARTS OF DISPOSITION OF PARCELS C7 -1 <br />AND C10 -1 IN THE SOUTH BEND CENTRAL <br />DEVELOPMENT AREA <br />
