This will include <br />removal of the unstable uppermost <br />portion of the smokestack. <br />Additional material will be added <br />back to the smokestack in order to <br />bring it to the approximate as -built <br />height and will return the "O" to <br />"OLIVER" which is on the north <br />northeast elevation of the stack. <br />• Windows (including main level and <br />clerestory) will be replaced, with a <br />maximum contribution of $255,000. <br />The clerestory will have a Sky -Wall <br />or approved equivalent installed, <br />while the main floor windows will be <br />non - reflective tinted insulated glass. <br />• Extension of water and sewer to the <br />property line. <br />• Construction of a roadway from <br />Chapin Street that will allow <br />permanent access to the site. This <br />roadway will be a dedicated street <br />and will serve as an access point to <br />all other parcels in the Oliver <br />Industrial Park. <br />• Grading of the site, including <br />capping of the former coal dump and <br />filling of the pit that straddles the <br />28 <br />
