Redevelopment Commission Meeting <br />Rescheduled Regular Meeting— October 8, 2004 <br />6. NEW BUSINESS (CONT.) <br />C. South Bend Central Development Area <br />(5) continued... <br />physical separation of the spaces will be <br />accomplished once a suitable tenant has been <br />located. <br />Ms. Greene noted that I.C. 36- 7 -14 -22 <br />governs the sale or lease of property. If there <br />is no bid that meets the offering price after 30 <br />days from the call -in date, the Commission <br />may negotiate lease or sale terms. <br />Upon a motion by Mr. Hunt, seconded by <br />Mr. King and unanimously carried, the <br />Commission approved the downsizing of <br />Catering by Billie to Retail Space 1 in the <br />Wayne Street Garage. <br />(6) Commission approval requested for <br />Proposal for additional consulting services <br />for a comprehensive parking study of <br />downtown South Bend, Indiana. (Walker <br />Parking Consultants) <br />Mr. Inks noted that Walker Parking <br />Consultants was hired to perform a <br />comprehensive parking study of downtown <br />South Bend. As a part of that study they <br />conducted two surveys of on- and off - street <br />parking by way of physical observation and <br />count. Both of those surveys occurred before <br />certain significant events happened in the <br />downtown, most notably the demolition of <br />the parking garage at St. Joseph and <br />Jefferson Blvd. In addition, new tenants in <br />downtown buildings have driven occupancy <br />rates higher. Those rates are expected to go <br />even higher as the South Bend Community <br />13 <br />COMMISSION APPROVED THE DOWNSIZING OF <br />CATERING BY BILLIE TO RETAIL SPACE 1 IN THE <br />WAYNE STREET GARAGE. <br />
