Redevelopment Commission Meeting Rescheduled Regular Meeting— October 8, 2004 6. NEW BUSINESS (CONT.) C. South Bend Central Development Area (4) continued... Upon a motion by Mr. Hunt, seconded by Mr. King and unanimously carried, the Commission approved the request for proposal for professional services in the South Bend Central Development Area and accepted the proposal from Wightman Petrie, Inc. for the scope of services and fee proposed, not to exceed $620. (5) Staff report on disposition of property in the South Bend Central Development Area. (Wayne St. Garage Retail Space 1) Mr. Williams noted that Dawn Kendall, sole proprietor of Catering by Billie, 117 E. Wayne St., has requested in writing on April 22 that she be allowed to revise her current lease which became effective March 1, 2004, and downsize her operation from 2,744 sft (Retail Space 1 & 2) to 1,788 sft (Retail Space 1). She is changing the focus of her operation from restaurant/caterer to catering only. Both spaces have been advertised and all of the necessary steps to offer both spaces to the public have been completed. There were no bids received at the close of the offering period which ended on September 17, 2004. One proposal was received on September 20 from Dawn Kendall for Retail Space 1 at the offered rate of $8.15 per sft. Staff proposes that the Commission approve the downsizing of the Catering by Billie operation and allow a new lease to be drafted to allow the continued operation. Staff will continue to work with CB Richard Ellis to find a suitable tenant for Retail Space 2. The 12 COMMISSION APPROVED THE REQUEST FOR PROPOSAL FOR PROFESSIONAL SERVICES IN THE SOUTH BEND CENTRAL DEVELOPMENT AREA AND ACCEPTED THE PROPOSAL FROM WIGHTMAN PETRIE, INC. FOR THE SCOPE OF SERVICES AND FEE PROPOSED, NOT TO EXCEED $620.
