Redevelopment Commission Meeting <br />Rescheduled Regular Meeting— October 8, 2004 <br />6. NEW BUSINESS (CONT.) <br />C. South Bend Central Development Area <br />(4) continued... <br />Upon a motion by Mr. Hunt, seconded by <br />Mr. King and unanimously carried, the <br />Commission approved the request for <br />proposal for professional services in the <br />South Bend Central Development Area and <br />accepted the proposal from Wightman Petrie, <br />Inc. for the scope of services and fee <br />proposed, not to exceed $620. <br />(5) Staff report on disposition of property in <br />the South Bend Central Development <br />Area. (Wayne St. Garage Retail Space 1) <br />Mr. Williams noted that Dawn Kendall, sole <br />proprietor of Catering by Billie, 117 E. <br />Wayne St., has requested in writing on April <br />22 that she be allowed to revise her current <br />lease which became effective March 1, 2004, <br />and downsize her operation from 2,744 sft <br />(Retail Space 1 & 2) to 1,788 sft (Retail <br />Space 1). She is changing the focus of her <br />operation from restaurant/caterer to catering <br />only. Both spaces have been advertised and <br />all of the necessary steps to offer both spaces <br />to the public have been completed. There <br />were no bids received at the close of the <br />offering period which ended on September <br />17, 2004. One proposal was received on <br />September 20 from Dawn Kendall for Retail <br />Space 1 at the offered rate of $8.15 per sft. <br />Staff proposes that the Commission approve <br />the downsizing of the Catering by Billie <br />operation and allow a new lease to be drafted <br />to allow the continued operation. Staff will <br />continue to work with CB Richard Ellis to <br />find a suitable tenant for Retail Space 2. The <br />12 <br />COMMISSION APPROVED THE REQUEST FOR <br />PROPOSAL FOR PROFESSIONAL SERVICES IN THE <br />SOUTH BEND CENTRAL DEVELOPMENT AREA <br />AND ACCEPTED THE PROPOSAL FROM <br />WIGHTMAN PETRIE, INC.
