C+J <br />South Bend Redevelopment Commission <br />Regular Meeting — December 3, 2004 <br />6. NEW BUSINESS (CONT.) <br />C. South Bend Central Development Area <br />(1) continued... <br />Mr. Mathia noted that originally staff <br />intended to present three quotes for repair <br />and replacement of the roof of the Hotel <br />LaSalle. They have now decided to go a <br />different route. <br />Mr. Mathia noted that Steve Eddy, the <br />mechanical engineer who was employed by <br />the Commission to survey the hotel's heating <br />and air conditioning equipment, notified staff <br />that during his survey he found the roof <br />needed to be repaired and recommended it be <br />replaced. We then requested quotes from <br />three different firms, two of which <br />recommended that the roof be replaced. The <br />other quoted the job as a repair and as a <br />replacement. <br />Because of the quotes came in high, we hired <br />a roofing consultant, Conspect Services <br />(Robert Humbarger). In his assessment the <br />roof is in good shape, considering its age <br />(1991). Some of the seams have pulled <br />apart. He believes repairs could be made by <br />splicing the seams. He recommends <br />repairing the roof on a time -and materials <br />basis. If we went out for quotes a significant <br />contingency would be added in to allow for <br />unexpected problems. Staff would like to <br />seek quotes on a time - and - materials basis <br />and hire Conspect Services to oversee the <br />process. Staff would like the Commission to <br />approve a not -to- exceed amount of $15,000 <br />and allow staff to select the vendor and move <br />ahead promptly with the work. <br />11 <br />
