South Bend Redevelopment Commission <br />Regular Meeting — March 18, 2005 <br />6. NEW BUSINESS (CONT.) <br />D. South Bend Central Development Area <br />(2) continued... <br />Upon a motion by Mr. Downes, seconded by <br />Mr. Blake and unanimously carried, the <br />Commission approved the request for <br />professional services in the South Bend <br />Central Development Area and authorized <br />staff to retain Lang Feeney & Associates <br />based on the scope of services and fee <br />proposed. <br />(3) Staff report on acquisition of property in <br />the South Bend Central Development <br />Area. (412 S. Lafayette Blvd.) <br />Mr. Schalliol noted that the Commission <br />IL approved Resolution No. 2147 on March 4, <br />2005 authorizing staff to send a purchase <br />offer to Michael J. Morris in the amount of <br />$342,500 for property located at 412 S. <br />Lafayette Blvd. Mr. Morns has submitted a <br />counter offer in the amount of $350,000. <br />The counter offer is less than the highest of <br />the two appraisals on the property. Staff <br />believes the counter offer is reasonable and <br />recommends accepting the offer. <br />The subject property is being acquired for <br />two main reasons. First, the building owner <br />needs to expand his operations and the <br />acquisition of his property allows him to <br />relocate into a larger facility that will allow <br />for future growth of his business operations. <br />The property owner has identified a location <br />within the Airport Economic Development <br />Area that he would like to relocate to. <br />Secondly, the subject property is within a <br />future planning sub -area of the South Bend <br />IL 10 <br />COMMISSION APPROVED THE REQUEST FOR <br />PROFESSIONAL SERVICES IN THE SOUTH BEND <br />CENTRAL DEVELOPMENT AREA AND <br />AUTHORIZED STAFF TO RETAIN LANG FEENEY & <br />ASSOCIATES BASED ON THE SCOPE OF SERVICES <br />AND FEE PROPOSED. <br />
