South Bend Redevelopment Commission <br />Rescheduled Regular Meeting -April 5, 2007 <br />6. NEW BUSINESS <br />A. Tax Abatements <br />(1) Commission approval requested for <br />Resolution No. 2319 approving an <br />application for real property tax deduction <br />for properties located at 1342 Bissell and a <br />vacant lot at 1338 Bissell in the Northeast <br />Neighborhood Development Area and at <br />1022 W. Jefferson and 1216 W. Jefferson <br />in the West Washington-Chapin <br />Development Area. (Habitat for <br />Humanity) <br />Habitat for Humanity plans to build four <br />new, single-family residences: either athree- <br />bedroom, one bath home of 1,120 sft, a four- <br />bedroom, two bath home of 1,344 sft or a <br />five-bedroom, 2 bath home with 1,440 sft. <br />The homes will be built with afour-foot <br />crawl space or a full basement. Habitat will <br />use volunteer labor and donated materials to <br />build the homes. The price of each of the <br />homes will be $65,000. These homes will be <br />offered to qualified, low-income families <br />using a no-interest loan and mortgage. <br />Habitat has had ten previous tax abatements <br />since 1998, plus the one approved earlier this <br />meeting. The properties are properly zoned <br />for the proposed use. The properties are in <br />both the Northeast Neighborhood <br />Development Area and the West <br />Washington-Chapin Development Area <br />which are tax increment financing areas; <br />therefore, the Redevelopment Commission <br />must approve them before they are <br />considered by the Common Council. The <br />project meets the qualifications for afive- <br />year real property abatement under the tax <br />abatement ordinance. <br />10 <br />
