SCHEMATIC DESIGN: Once scope items LA has been completed and items 1,13 have been <br />confirmed, develop schematic design alternatives for the remodeling will be developed for <br />review with the Owner. At least 2 schemes will be presented to the Owner at the first <br />meeting. Upon review of an initial set of preliminary drawings with Owner, subsequent <br />revisions to the selected scheme will, be developed. One revision to the chosen initial <br />schematic option is included In this preliminary study. Upon schematic design approval <br />by the Owner, the Architect will develop an updated in-house estimate for Construction <br />Cost, <br />PHASE 11 CONSTRUCTION DOCUMENTS: <br />A. Once Owner approval of the Schematic Preliminary Design is gained and a directive has <br />been issued to proceed with detailed Design Development, Construction Documents and <br />Specifications (Phase 11) for the selected design solution, a full service contract based <br />upon, a fixed fee, percentage of the cons ' truction cost or extending this contract at an <br />hourly rate, will be negotiated. This full service contract wound include detailed <br />architectural consultation along with structural, mechanical and electrical engineering <br />consultation for a submittal to the local building department. The level of detail required <br />for a set of permit, bidding and construction documents will be determined prior to <br />initiating this final design phase. <br />COMPENSATION: <br />A. The Documentation (Design Phase I) per Article LA will be developed at a fee of $1,200.00 <br />(one thousand two hundred dollars). <br />B. The Preliminary Design Services (Design Phase 1) per Article 1,13 and LC will be developed <br />at a fee of $8,500.00 (eight thousand five hundred dollars). <br />A.
