South Bend Redevelopment Commission <br />Regular Meeting –June 18, 2010 <br /> <br />6. NEW BUSINESS (CONT.) <br /> <br />A. South Bend Central Development Area <br /> <br />(1) continued… <br /> <br />July 1, 2011 with the following changes: <br /> <br />An increase of $175.83 per month rent <br />A monthly decrease in the CAM fee <br />$193.86. Two items drastically lowered <br />CAM: <br /> 1. A renegotiated contract for refuse <br />collection that was very positive for us <br />and; <br /> 2. The re-lamping of the exterior of <br />the building with energy conserving long <br />life lamps. <br /> <br />The net change in The Vine’s monthly <br />payment is a decrease of $18.03. <br /> <br />CF <br />Upon a motion by Ms. King, seconded by <br />OMMISSION APPROVED THE IRST <br />AVRL <br />MENDMENT TO INE ESTAURANT EASE <br />Mr. Alford and unanimously carried, the <br />Commission approved the First Amendment <br />to Vine Restaurant Lease. <br /> <br /> <br />(2) Proposal for professional services in the <br />South Bend Central Development Area. <br /> <br />Mr. Schalliol noted that the Commission has <br />used the Buxton Company to do several retail <br />studies for the city in recent years. We <br />would like two of those studies to be <br />updated: the Community ID first completed <br />in 2006, and a 2-minute drive time analysis <br />to better understand the difference between <br />the daytime downtown population and the <br />night time population. The second part of the <br />scope of services would be a grocery store <br />saturation study, citywide. The fee for the <br />scope of services is $45,000. Staff requests <br /> 4 <br /> <br />
