Existing Conditions Analysis, Market Analysis, and <br />"Big Picture Ideas" for Land Use /Development Scenarios, showing 20 -year outcomes <br />for the Study Area including the 2 corridors and adjacent neighborhoods. <br />Phase IL• <br />3 Day Charrette- Workshop: two public input workshops (one per corridor); <br />stakeholder and technical meetings; joint final presentation of results. <br />Phase / //.• <br />Draft Corridor Plan including Generalized Land Use Plan and Streetscape Plan for <br />the Study Area. Detailed Land Use Plan and Urban Design Plan for Priority Areas, <br />Implementation Matrix for short, medium and long term strategies. Second Public <br />Meeting. <br />Phase /W. <br />Revise and Deliver Final Corridor Plan.
