i <br />May 12, 1975 <br />STAFF REPORT <br />4 <br />2.A. BRINK AND CROFOOT #409 -75 <br />EXISTING ZONING - SURROUNDING PROPERTY - the areas to the <br />south, north and west are zoned "A" Residential. <br />The areas to the west are in the City of <br />Mishawaka and are zoned "C-11' Commercial and <br />"R -1" Residential. <br />EXISTING LAND USE - SURROUNDING PROPERTY - the area to <br />the south has a vacant store and a single family <br />house situated on it. The areas to the north and <br />west are all single family houses and the area to ' <br />the east is being used for a television sales and <br />repair shop and gasoline station. ' "- <br />SITE PLAN - the site plan as submitted proposes to <br />construct a one -story 2,400 square foot <br />convenience grocery store. <br />ACCESS - .access to the site will be through two points, <br />the first an existing alley that opens onto <br />Ironwood Drive, and the second a 24 foot curb <br />cut that would also open onto Ironwood Drive. <br />No State approvals will be required, however, <br />approvals from the City Engineer's office will <br />be needed. <br />DRAINAGE -storm water runoff will be retained in two <br />1,800 gallon dry wells to be installed as <br />part of the development. <br />PARKING - the South Bend City Zoning Ordinance requires <br />one parking space for each 200 square feet of <br />floor area plus one space per 2 employees. <br />Approximately 1400 square feet of the building <br />will be used for sales area, therefore, seven <br />(7) spaces are required and there will be only two <br />employees working in the store at a time requiring <br />one more parking space. This makes a total of <br />eight spaces required and eight spaces are provided. <br />TABULATED DATA - the site contains approximately 18,900 <br />square feet, with the building using 138, paved <br />areas using approximately 28% and the remaining <br />59% being left in open space. <br />
